Irvine Co. will spend $100 million on Fashion Island makeover

Features include architectural, landscape and hardscape upgrades.

The Irvine Co. is launching a renovation of Fashion Island, the outdoor retail destination in Newport Beach that the real estate firm has owned since 1967. The project, which begins this summer, is expected to cost more than $100 million.

Among the upgrades to the 42-year-old development: architectural enhancements, renovated landscape and hardscape, and new water features. But that's just the beginning of the project, which has an ultimate goal of creating a stronger customer experience – even in the face of economic hardship.

“Fashion Island continues to thrive, due in large part to the Irvine Co.’s historical commitment to ensure that its mix of merchants evolves to meet consumers’ changing tastes and interests,” says Keith Eyrich, president of Irvine Co. Retail Properties.

Construction activity will take place in multiple areas of Fashion Island, such as Nordstrom Court; Neiman Marcus and Bloomingdale's Court; Pacific Court; Iris Court; and the center's paseos. Improvements are also set for Atrium Court, the Koi Pond area, entryways and signage.

Here's a breakdown of the planned enhancements for the Mediterranean-themed destination:

Dick's Sporting Goods is set to open this summer near Atrium Court, which is also getting a new gathering space in its lower level. The seating areas will be bordered by Mexican fan palms, boxwood hedges and bougainvillea vines. The center is also adding a 24-foot-high water wall, with constantly changing wave patterns.
