Formed by industry alumnus BJ Delzer, Melia Homes is strategically positioned to capitalize on Southern California’s housing market revival. Timing is right for market-driven shoppers to seize opportunities for homeownership at two Orange County neighborhoods coming soon.
According to the latest UCLA Anderson Forecast for the local housing market, Orange County will have a half-million-dollar median sales price again by 2012, and home sales volume will rebound by a notable 43 percent over the next two years. A testament to renewing confidence in the Southland’s housing market, new-homebuilding and development company Melia Homes will soon introduce a pair of Orange County communities offering nearly 40 new homes.
Focused on entry-level and first-time, move-up single-family developments, Melia’s prudent business plan is to deliver approximately 150 homes annually with three to four communities actively selling at any one time in the most desirable infill locations throughout Orange County and select areas of the Inland Empire.
Melia Homes’ owner, BJ Delzer, a 21-year veteran of the real estate development industry, explains, “In moving forward, we recognize the need to develop a niche – building superior quality homes on select infill sites in and around Orange County. We appreciate the need to take stock of what has been successful in the past, while preparing for the market’s gradual recovery.” Delzer concludes, “As we position ourselves for success in this new market, we hope to pass along the benefits to our family of homeowners.”
Slated to begin previewing in April 2011, The Enclave in Costa Mesa will feature five detached condominium homes with ultra-sophisticated styling in approximately 2,014 sq. ft. of upscale living area. Situated in a family-friendly neighborhood of eastside Costa Mesa, these ocean-close condos are anticipated to begin selling from the mid- $600,000s.
Moreover, Donovan Ranch in Anaheim will present opportunistic buyers with 32 value-rich detached homes ranging from approx. 1,600 to 2,600 sq. ft. Further defined by the cul-de-sac street upon which they will be located, these family-centric homes will be ideally suited for young and growing families.
Just beyond Orange County in Rancho Cucamonga, Melia Homes has unveiled six luxury residences in Ironwood Estates. Available for 30-day closings, these two-story estate-size homes showcase up to six spacious bedrooms in approximately 4,297 to 5,558 sq. ft. of tastefully appointed living area. Being the final six turnkey homes within Ironwood Estates, this limited collection presents luxury home shoppers with the last chance to own within this prestigious community.
