Strong demand spurs early phase release of homes at Ivy in Woodbury East


The bulk of Ivy’s new residents are first-time homebuyers from Irvine.
   
Strong home sales –primarily to first-time buyers — at Ivy by William Lyon Homes in Irvine’s newest village of Woodbury East have prompted new phase releases, weeks ahead of schedule!
   
Priced from the mid $300,000s, Ivy offers three different two-story floorplans ranging in size from approximately 1,180 to 1,500 square feet. The first phase of 13 homes at Ivy was sold out during the neighborhood’s successful July 11 grand opening at Woodbury East, which attracted thousands of homeshoppers, many of whom were lined-up to tour the model homes hours before the grand opening commenced. The second phase of eight townhomes at Ivy were released on Aug. 1 and sold out just as quickly.
   
“Clearly, Ivy at Woodbury East is meeting a pent-up demand for brand- new homes within the Villages of Irvine,” said Tom Veal, vice president of residential marketing and product planning for Irvine Company Community Development. “We are seeing a range of homeshoppers at Ivy, from renters to first-time buyers, who want to take advantage of low mortgage interest rates and attractive pricing and finally realize their dream of home ownership by entering the local housing market here in Irvine.”
   
According to early homebuyer data, the majority of Ivy homeowners are first-time buyers consisting primarily of singles, young couples and new families with children under the age of 5. Nearly all of the homebuyers currently reside and/or work in Irvine, with many now living in one of the nearby Irvine apartment communities. In addition, several of the homebuyers have secured their down payments with assistance provided by parents or other family members seeking to take advantage of today’s market conditions to help make savvy real estate investments.
   
“We couldn’t be happier with our home purchase at Ivy in Irvine,” said Angelica Dudley, one of Ivy’s first phase homebuyers. “We have been house hunting for several months and we were so happy to discover Ivy at Woodbury East. We’re finally going to own a brand new home in an incredible Irvine village with access to the best schools in the county for our two young daughters.”
   
Woodbury East is located off the I-5 Freeway and is bordered by San Canyon and Trabuco roads in the city of Irvine. Planned to offer approximately 500 homes within a limited number of neighborhoods, each residence will be within walking distance of the village’s parks, its future resort-style clubhouse and recreational/social center – known as The Palm Club – as well as Woodbury Town Center and other key destinations throughout the Villages of Irvine.
   
Two garden parks, Iris Garden and Rose Petal Garden, are already open at Woodbury East. The parks include a half-court basketball court, tot lot, barbecue and picnic areas, and a lawn area. The 3.45-acre Palm Club, envisioned as the social gathering place of Woodbury East, is anticipated to open next year. The Palm Club includes a Junior Olympic pool, wading pool, spa, fitness center with cardiovascular and strength-training equipment, a 2,470-square-foot recreation building with multi-purpose room and kitchen, full-court basketball and tennis courts, a tot lot, picnic tables, a barbecue area and a great lawn area.
